This villa boasts high cathedral ceilings with ceiling fans throughout, has over 2,400 sq ft of living area, two master suites, a 2-storey open concept floor plan, which is great for 2 families. High speed internet connection, free long-distance to Canada/USA and games room are all included, with a 42” high def TV & DVD player in the family living room. Super soft plush carpeting throughout will have you rushing to take your shoes off and feel the comfort. The fully equipped kitchen with breakfast bar is a great place to rise and shine with a hot cup of coffee and full breakfast in the mornings before your head out for a fun filled day at the parks.The bedrooms feature a king bed suite with cable TV and full size bath for added privacy. Make your way across the kitchen to a Queen bedroom with cable TV and full bath connected. When a break from the kids is needed, send them upstairs to the two-themed twin bedrooms with TV, Disney movies, and Xbox system to keep them entertained! ~We require a Security Damage Deposit Fee of $250 US (175£). This will be returned after check-out and no damages or issues have occurred.
~Contact us for SPECIALS, long-term stays, monthly stays and SNOW BIRDS stays.
~Bookings of less than 7 nights incur a cleaning charge of $105US (70£).

Cancellation Policy
CANCELLATION BY GUESTS
In the event of your party needing to cancel, it must be made in writing and the following conditions will apply:
•61 days or more a full refund (except for a non- refundable booking deposit of $200)
•31-60 days prior to departure 50% loss of the total booking is held to offset the discount that we will need to re-book the property at short notice
•15-30 days prior will regrettably result in loss of 75% of the whole booking
•0-14 days prior, including no shows will regrettably result in loss of 100% of whole booking
•Failure to pay the final balance by the due date, 60 days prior, will result in loss of non- refundable booking deposit of $200. If we do not receive the payment we will endeavour to contact the guest but if we receive no payment or communication, then unfortunately we reserve the right to cancel the booking and retain the deposit. If you do have a problem, PLEASE contact us as soon as possible to discuss the matter.
•We recommend that all guests take out holiday, injury, medical and cancellation insurance cover at the time of booking.
•Cancellations must be confirmed in writing.
