Description - Robbins Pond Wildlife Preserve -For sale/ rent

With over 220 acres wrapped around a completely private, undeveloped lake of nearly 50 acres in size, Robbins Pond is truly one of a kind. Not only are there very few lakes of this size still in existence without shoreline development, there are none left available that one can still own in its entirety. Robbins Pond is the only pond of this size that is undeveloped and can be solely owned in the entire Northeast quadrant of the United States!

Located just over the Massachusetts border in the town of Rindge, New Hampshire, Robbins Pond Preserve is within easy commute of Boston, Worcester, Nashua and Concord. The perfect spot for that family compound or private estate. There are several excellent locations on the pond for your home including a beautiful peninsula facing south with expansive views of the pond and surrounding forest.

The Massachusetts border, at the town of Winchendon, bisects the very southern portion of the property, an area of about 21 acres. The remaining 200 acres are located in Rindge, New Hampshire. The preserve is located at 357 Robbins Road and enjoys about a half mile of paved road frontage and about a mile of frontage on a dirt road.

Apart from the pond with over a mile of shorefront, the remainder of the land is laced with numerous stonewalls, an 8 acre cultivated red pine grove, hemlock groves, small brooks and miles of trails. There are also approximately 20 acres of hay fields.

The pond is located in the center of the property and is not in view unless you walk any of the many trails into the site. This makes it especially nice for privacy purposes. The pond is so large that it takes several hours just to walk around it. It is truly one of the most beautiful bodies of water around with clean water for swimming. It also has a very pleasing shape with shallow coves and deeper open water. Robbins Pond is considered a warm water pond in that the maximum depths are about 15 feet. Apart from being great for swimming it is especially terrific for fishing. The pond is loaded with huge large mouth bass, crappie, perch, hornpout, pickerel, sunfish, etc.

Robbins Pond was man made in the early 1900's by the implementation of an earthen dam over 500 feet long. Over the years the dam had been neglected and the growth of huge trees was taking its toll. All the engineering work has been done and permits are in hand for the new dam. The cost would be about 250 to 300 K Or you could hire the beavers at no charge. We had breached the dam and since then the beavers have moved in and done the repairs themselves and the pond is now almost full to it’s original level.

Robbins Pond is large enough for all water sports including but not limited to water skiing, snorkeling, sailing, canoeing, kayaking, fishing, windsurfing, etc. Where else in all of New England can one own such an incredible property ........... NOWHERE! They no longer exist ... PERIOD! This is the last one and once it's gone, it's gone forever!

Located on Robbins Road the antique farm house has 5 bedrooms, 4 baths, kitchen, dining room, living room, mud room, screened porch, den, office, farmers porch and lovely patio. With over $150,000.00 spent recently in renovations, the house is completely modernized. The house is not located within view of the pond and would make an ideal guest house or office suite.

Presently there is also a very large barn that was built in the late 1700's. While the barn is not leaking and still standing, it is in rough shape. The lumber alone is worth a fortune as it contains huge chestnut beams, antique siding, and even some of the original gunstock beams. Estimates to renovate the barn are in the $200,000 dollar range. We may take it down and build a garage in its place, not sure yet.

Wildlife abounds! Black bear, moose, deer, bobcat, etc. are plentiful on the preserve as well as every other animal indigenous to Southern New Hampshire. Also, due to the many and varied ecological systems located within this sanctuary, the bird life is incredible with everything from Ruffed Grouse to Pileated Woodpeckers to Northern Goshawks. It's all here!

In an exhaustive search and research effort, we have only been able to find one other such property that even remotely resembles Robbins Pond, and I do mean REMOTELY resembles.

It was a 300 acre totally wooded parcel in North Central Maine with a 16 acre pond. The price ... $3.4 million! So let's see, no house, no barn, no fields, a pond less than 1/3 the size of Robbins Pond (can't water ski) and a five plus hour drive from Boston. .

Owning your own pond in New England that is big enough to ski on ... totally your own ... As Master Card would say, "PRICELESS!"

We are very motivated sellers and will sell for 1.6 M with new dam in place or 1.3 M as is. An absolute steal for something so one of a kind and unique as this is.
