Each of the 2 floors is a Home in itself! The 1st floor features an open floor plan with a large Great Room with vaulted ceiling and a sliding door to the huge covered lanai. There is a Full Kitchen with everything...including a dishwasher! Large Dining Room (adjoining Great Room), and 2 Full Baths (Master and Hallway) and 2 Bedrooms (King & Queen), each with a sliding door to the lanai).
A pull out couch can add up to 2 more guests, but is (honestly) best for Children or young adults! Plus there is a full laundry area, complete with folding counter in the 1 car Garage...Yes, there is even a Garage
The 2nd floor is very tastefully designed, with slate tile, Koa trim, and Vaulted ceilings too. The Great Room is large, open, and has 3 large windows for great breezes. Add to that, the genuine Koa Breakfast Bar, the dining area, the nicely appointed Kitchen, and a large covered Lanai, and you have a great area for entertaining or having great conversations! Master bedroom (King) has full bath, walk in closet, and sliding door to private Lanai view. 2nd bedroom (Full) has large closet and sliding door to main Lanai area. There is even a Laundry with a full sized washer & dryer behind louvered doors too!
There are 2 additional (twin) floor futons for children, if needed.

At the end of the street is a private rocky ocean access for excellent sunset views! Grab your favorite beverage and have a seat on one of the giant lava boulders for a real Kona experience...don't forget the camera!

Above Rates are based on 4 Guests, and DO NOT Represent Any Specials, Please Email! We generally have a 5 night minimum, and 7 nights for Holiday dates and Ironman Triathlon.
Payment Policies:
$100 will hold your reservation until 60 days prior. 50% due at 60 days, remaining due at 30 days. For your protection as well as ours, we require a Rental Agreement to be signed and returned. Check in: 3 PM (unless specified different), Check out: 10 AM.
We accept Checks, Cashier Checks, Money Orders, and Credit Cards thru Paypal. However Paypal now charges an additional convenience fee of 3 to 4%, and this will be added to the rate.
- Rates are based on an occupancy of: 4
- Minimum stay: 5 nights
- Cleaning fee: $190
- Other fees: These rates are for groups up to 4. Additional guests generally add $10 - $15 each, per night.
- Lodging Tax: 13.42%
Cancellation Policy
Our Cancellation Policy:
We do understand that our guests may sometimes need to cancel for unforeseen reasons, and we feel we have one of the most reasonable Cancellation Policies.
Cancellation:
91 days prior to travel commencement: will be given a full refund of all amounts on deposit, less a $25 fee.
31 to 90 days prior to travel commencement: will be given a refund less 20% of the amount on deposit.
30 days or less prior to travel commencement: No refunds will be given.
Due to the high demand during certain times, no refunds will be given for December dates, Special Events, such as Ironman, other Triathlon Events, or Canoe Club Races, etc. unless canceled 91 days in advance of arrival. Different policies and deposits for peak season and special events, please inquire.
We usually require a Damage Deposit, which is fully refundable by check within 14 days, in accordance with the condition the house is left at check out. This deposit can vary from $200 to $350 variable with group size. Due to Insurance regulations, no keys will be issued to persons under 25 years old.
